FULLY MANAGED SERVICE – Knights have been letting and managing property since 1965 and have and extensive portfolio ranging from one room studios through to large 5 bed detached houses. We offer a comprehensive management service that is second to none, allowing you to sit back and relax while we take care of everything.

FIND A TENANT SERVICE – Alternatively, if you just need some assistance finding the right tenant, we offer a find a tenant only service where we advertise your property, credit check and reference prospective tenants, set up the tenancy with all required legal documentation and then hand it back over to you to manage.

LANDLORD SERVICES

FULLY MANAGED SERVICEFully Managed Service – £250.00 + VAT Sign on fee. 12% + VAT commission chargeable on gross rent. £250.00 + VAT re-let/tenancy change.

  • Set up the tenancy in line with current legal requirements (our tenancy agreements are continually updated to ensure they provide maximum protection and peace of mind for the landlord.
  • All relevant authorities notified of changing of tenants, including council tax department.
  • Deposit submitted and protected with the Deposit Protection Service for the duration of the tenancy.
  • Regular inspections, first one at 3 months then every 6 months thereafter
  • Coordinating with tenants and contractors to carry out necessary maintenance works, including annual gas safety check
  • Rent collection and fast direct payment to Landlord, usually within 48hours of receipt accompanied by detailed statement
  • Final inspection and check out carried out at end of tenancy
  • Coordinating with tenants and contractors to carry out necessary maintenance works , no commission or fees are added to contractor’s invoices.
  • Monitor and arrange annual Gas Safety Certification and testing. (additional cost for contractor)
  • Monitor and arrange 5 yearly Electrical Safety Certification. (additional cost for contractor)

  • Deposit repayment management.

Tenant information and what payments can be expected from you as the Tenant?

All fees & charges are shown inc VAT.

Holding deposit (per tenancy)

One week’s rent – Calculated by (Monthly rent x 12 divided by 52 = Holding Deposit) The Holding Deposit is payable on Submission of all applications relating to the tenancy applied for, failure to provide all documentation and Identification will result in your application and subsequent Holding Deposit not being accepted.

Please Note: The Holding Deposit will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement within 14 + 1 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy)

Knights Estates require tenants to pay a Security Deposit on each tenancy equivalent to One Calendar Month Rent at the start of the tenancy and prior to moving into the property. All deposits paid are protected with The Deposit Protection Service and more information can be provided.

Rent Arrears During the Tenancy

Interest will be charged in addition to the rent owing at 3% above the Bank of England Base Rate from Rent Due Date until paid. Please note: This will not be levied until the rent is more than 14 days in arrears.

Lost/replacement Keys or Security Devices

Tenants are liable for the cost of replacing any lost key/s or other security device/s. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £20 per hour for the time taken replacing lost key(s) or other security device(s).

Variation of Contract at the Tenant’s Request

£50 per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of sharer at the Tenant’s Request

£50 per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution.

Early Termination at the Tenant’s Request

Should the tenant wish to leave/terminate their contract early, they shall be liable for the landlord’s costs in re-letting the property as well as all rent due under the tenancy agreement until the start date of the replacement tenancy or the end date of the tenants tenancy (whichever occurs soonest). These costs will be no more than the maximum amount of rent outstanding on the tenancy.
